Historic Theatre Building, Province of A Coruña
This emblematic theatre building in the province of A Coruña retains its original character while offering considerable scope for transformation. The property comprises a cinema-style main hall, two lateral apartments, a two-level commercial ground floor with direct street access, and a roof terrace with views over the estuary.
The scale and layout suggest various adaptive reuse scenarios: the main hall could serve as a restaurant, event space or auditorium; the apartments as guest accommodation or private residence; the roof terrace as an open-air dining area or viewing platform. The combination of volume, historical fabric and flexible configuration makes the building suitable for hospitality, cultural or mixed-use projects that benefit from architectural presence and distinctive setting.
History
"Cine Adriano" was the first purpose-built cinema in the municipality of Fene, designed by the architect V. García Lastra. With a volume of 1,420 m³ and a seating capacity of 389 – distributed across the stalls, boxes, and two balconies – it served as a central cultural venue for the region. The building was officially opened on 25 December 1947 with the screening of Manhattan Melodrama.
The structure was constructed in reinforced concrete with metal cantilevers, and featured wooden floors and ceilings. From its opening, the building was equipped with a modern ventilation system via lateral windows on all three levels, as well as a projection booth that was structurally separate from the auditorium.
An attempt by the municipality to acquire the building in the 1980s, with plans for its revitalisation and cultural use, was unsuccessful.
