In Oria’s historic centre, along the route leading to the former synagogue in the old Jewish quarter, this portion of an 18th-century palazzo offers approximately 170 sq m of usable interior space, around 140 sq m of which are located on the main floor. The property also includes an outdoor feature that is uncommon in historic centres: approximately 209 sq m of terrace areas, with about 190 sq m arranged on a single level.
Access is via an entrance hall with a split staircase. The central flight opens directly onto the main terrace, while the side stairways lead to an arcaded loggia. Inside, a principal hall features a vaulted ceiling with a central coat of arms. The space reflects the historic character of the building.
The layout has been conceived with hospitality use in mind. Two generously sized bedrooms, each with an en-suite bathroom, open directly onto the main terrace. In addition, a large independent suite is accessible from the terrace and comprises a kitchen, bathroom, dining area and a bedroom with a hydromassage bathtub. At street level, an additional room with direct access is available and may be used as an extra bedroom or as storage space, for example for bicycles or equipment.
Renovation works have been initiated, and new technical systems are already in place and pending completion. Completion of the works, as well as any internal reconfiguration, will require the appropriate building and planning approvals. As the property is located within the historic centre, alterations to the façade and the creation of new external openings are not permitted.
About Oria
Oria has a documented history of nearly 3,000 years and is a historic hill town in Puglia. Brindisi Airport is well connected, and Bari is also accessible. Both the Adriatic and Ionian coasts can be reached for day trips, as can many of Puglia’s principal towns and cultural routes.
Oria has fewer than 20,000 residents. Under certain conditions, this may be relevant for foreign retirees, as Italy offers a flat-rate tax regime of 7 per cent on qualifying pension income for individuals transferring their tax residence to eligible southern municipalities, subject to statutory requirements.
Our agency provides end-to-end support, including assistance throughout the acquisition process and, where required, guidance on Italian mortgage options and long-stay or visa-related procedures through trusted professionals.
